Our property management service is a comprehensive service that extends from minor repair work all the way through to a full property refurbishment. We have contractors who are part of our 24-hour emergency call out service for tenants who have genuine after hour problems. We have a team of contractors from plumbers, electricians, carpenters to gardeners, roofers and fencers. Whatever the requirement, we can provide free no obligation quotes, and no work will be undertaken without your say so. We provide a statement of account every month, so that every penny is accounted for.
We carry out regular interim visits to your property and will report back as per our terms of business. Our service is designed to take as much stress out of the whole process as is possible, both for landlords and tenants.
Below we detail our maximum fees for your reference.
Tenant Find and Full Management – 75% of a month’s rent* and ongoing 10.8% per calendar month
Our Tenant Find and Full Management service includes photographs, marketing, hosted viewings, the agreements, deposit protection service membership, the inventory, the check-in, informing services of new occupier (electricity, council tax etc.), rent collection (paid within 48 hrs of receipt), monthly statements, property visits every four months and managing issues or problems that may arise with the property/tenant during the tenancy.
Tenant Find and Rent Collection - 100% of a month’s rent* and ongoing 6.00% per calendar month
Our tenant find and rent collection option includes photographs, marketing, hosted viewings, the agreements, deposit protection service membership, the inventory, the check-in, informing services of new occupier (electricity, council tax etc.) and ongoing rent collection (paid the same or next day) with monthly statements.
Tenant Find Only - 100% of first month’s rent (minimum £960.00)
Our tenant find only option includes photographs, marketing, hosted viewings, the agreements, deposit protection service membership, the inventory, the check-in and informing services of new occupier (electricity, council tax etc.)

James Leigh Property Management is associated with a number of industry and regulatory bodies that enable us, as professional agents, to subscribe to their strict codes of practice.
Once you have found a property with us you will be asked to complete a Tenant Application Form which requests information about your circumstances including income and current living details.
Before your application can be fully considered, you will need to pay to us a holding deposit equivalent to one weeks’ rent for the property you are interested in. Below explains what happens to that holding deposit and the circumstances in which the deposit will / will not be refunded. It is important that you know your legal rights and accordingly you should feel free to seek independent legal advice before signing this or indeed any other document which we might put before you.
Once we have your holding deposit, current legislation stipulates that the necessary paperwork should be completed within 15 days or such a longer period as might be agreed.
It can be agreed that the relevant period will be extended to a number of days mutually agreed, from when we receive your holding deposit.
If at any time during that extended period you decide not to proceed with the tenancy, then your holding deposit will be retained by our firm. By the same token, if during that period you unreasonably delay in responding to any reasonable request made by our firm, and if it turns out that you have provided us with false or misleading information as part of your tenancy application or if you fail any of the checks which the Landlord is required to undertake under the Immigration Act 2014, then again your holding deposit will not be returned. It will be retained by this firm.
However, if we or the Landlord decides not to offer you a tenancy for reasons unconnected with the above then your holding deposit will be refunded within seven days. Should you be offered and you accept a tenancy with our landlord, then your holding deposit can be credited to the first months’ rent due under that tenancy.
Where, for whatever reason, your holding deposit is neither refunded nor credited against any rental liability, you will be provided with written reasons for your holding deposit not being repaid within seven days.
You will not be asked to pay any fees or charges in connection with your application for a tenancy. However, if your application is successful under our standard assured shorthold tenancy agreement, you will be required to pay certain fees for any breach of that tenancy agreement in line with the Tenant Fees Act 2019. In consideration of us processing your tenant application, you agree to pay those fees to us on request.
